About Cornu Management
Cornu Management is a well-established, for-profit corporation founded in 1973 by Thomas W. Cornu. Cornu Management specializes in affordable housing management while maintaining a mix of condominium and commercial contracts.

In 2003, Cornu Management celebrated 30 years of working with property owners throughout Greater Boston and New England, helping clients realize their goals and objectives. Careful planning and supervision help attain financial objectives while maintaining a high quality of satisfaction. Mature, fully trained property managers and maintenance personnel guided by carefully developed budgets and long-term plans sustain smooth running operations.

Founded in 1973
The company currently manages a portfolio of over 2,200 affordable housing units, over 100,000 square feet of commercial space, as well as a limited number of condominium and market rate units.  Such diverse experience informs Cornu’s management practices, highlighting the firm’s expertise in resident ownership collaborations, energy conservation, security, resident selection, and coordination of major capital improvement programs.

Working with Resident Controlled  Housing and CDC's
Since its inception, Cornu has placed an emphasis on community and resident relations.  The firm’s record of achievement in these areas has resulted in a reputation for fairness and effectiveness, especially in the non-profit and resident-controlled marketplaces, which make up 87% of the affordable housing portfolio. These properties include Mission Park, St. Joseph’s Cooperative, Camfield Estates, The Bradley Properties, Water Street Apartments.  In addition, Charlie Maneikis, President, sits on the Board of Directors of the Association for Resident Controlled Housing (ARCH) and has lead the effort in providing collaborative management services in these areas.

Mutual Cooperation
Cornu’s approach to the management process credits the importance of mutual cooperation and mutual respect. It recognizes that successful property management calls for active collaboration and partnering with the Board of Directors, committees, and community organizations. Especially important is the ability to leverage community assets such as social services and municipal services. To this end, we work closely with elected officials to ensure our voices are heard and needs are met.

Cornu’s employees are its greatest strength.  The firm is comprised of professional and technical staff with practical experience in all aspects of property management.  Cornu recognizes that its one hundred twenty five managers and staff, along with subcontractors and allied vendors, are the most important factors in providing high quality service.  The firm employs the most highly qualified individuals available while seeking unique expertise among its business partners.  In-service training in management and maintenance skills are part of Cornu’s commitment to enhanced quality.  Long-term employee tenure confirms the job satisfaction of Cornu staff, with senior executives and senior property managers averaging 15 years with the firm.
Social Services Division
In 1998 Cornu developed its Resident Social Service Coordinator  (RSSC) Program to improve the quality of life and independent living of its residents. Jane B. Mayer, LICSW and Vice President for Human Services heads this division. Jane's primary focus has been to develop the Resident Social Service Coordinator component. At present, Cornu employs 15 fulltime RSSC's and delivers over 30,000 hours of social services annually.
Quality Assurance
As part of Cornu’s quality assurance program, Property Managers as well as RSSC's meet formally as needed to share ideas, concerns and knowledge.  During these meetings, experiences are discussed in a round-table forum.  Ideas relating to site inspection, communication, resident needs and many other factors actively or potentially affecting Cornu clients are discussed.

To keep current with the latest in real estate management, Cornu maintains a long-term affiliation with the institute of Real Estate Management (IREM) and the National Center for Housing Management.  In 1988, the Boston Metropolitan Chapter #4 of IREM honored Thomas W. Cornu for his many years of outstanding support to the advancement of Real Estate Management as a profession.
